Greetings and welcome to another Season 5 newsletter of The MikedUp Show!! This season has really been spectacular thus far, and our latest guest was truly incredible...
Our latest chat was with LaTasha Waddy, President of NFM Lending. Our discussion was about much more than titles or career progression. LaTasha’s journey is the kind of story this industry needs more of: nonlinear, deeply personal, mission-driven, and rooted in the belief that homeownership is instrumental in creating generational wealth. From young mother to law school graduate, from title attorney to mortgage executive and beyond, her path reflects a broader truth about mortgage leadership. The best leaders in this industry are not always the ones who planned to be here.
Truework is the only all-in-one, automated VOIE platform that fully replaces costly in-house verification waterfalls by orchestrating all major verification methods within a single platform. With an industry-leading 75% completion rate, we have helped mortgage providers achieve up to 50% cost savings on their verification process, resulting in multi-million dollar savings. Looking to save on verification costs while improving borrower experience and pull-through? Let’s talk.
CROOKED LADDERS CAN STILL REACH THE TOP
One of our favorite topics from our conversation with LaTasha was that leadership does not always follow a straight line. In fact, her path into mortgage began with a clear goal that had nothing to do with mortgage at all. She knew early that she wanted to become an attorney, inspired by the idea that law could be used to advocate, create change, and make a difference. That early commitment carried her through college and law school, but the path after graduation did not unfold exactly as planned.
After September 11th changed the job market, LaTasha saw an ad for a paralegal position and turned it into something more. She walked into the interview and convinced the attorney that he did not need a paralegal: he needed another attorney. This says a lot about who she is was a burgeoning leader. In that moment, she showed her skill at advocacy, sales, confidence, and problem-solving all in one. It also created the relationship that eventually brought her to NFM Lending. Years later, a former colleague called and asked whether she wanted to come on as associate general counsel at a mortgage company. Her first answer was no. But after meeting the team and understanding the mission, she saw how her background in title, transactions, and law could create real impact. And the rest, as they say, is history.
Insurance is now a double-digit driver of loan fallout - yet most lenders still treat it as a fragmented, last-mile step in the homebuying journey.

6:17 - 7:00 -- "I knew I wanted to be an attorney very early on. I did not know what type of attorney. In the 7th grade, I was watching this movie called '1776.' It's a musical, like 'Hamilton' before 'Hamilton,' about the Founding Fathers. I remember being fascinated with these individuals who had achieved independence as a country. So I went up to my teacher after the film and said, "What did these people do? What was their career?" And he said, "Most of them were lawyers."

7:09 - 7:45 -- "I wanted to be a lawyer because I thought if that kind of power could be used to advocate for others, to make changes, to make a difference on this planet, then I'm in. And I never really moved from that idea through college into law school. I don't think I even considered it in terms of women of color only being 2% of the attorneys in this country. I just wanted to be in the field no matter what."
HOMEOWNERSHIP EDUCATION IS STARTING TOO LATE
A major sticking point that LaTasha directly addressed is how the industry introduces people to homeownership. She challenged the idea that the path to buying a home should only begin when consumer is ready to apply. Instead, she argued that mortgage needs to move from point of sale to “point of thought.” That phrase is important. It reframes the entire consumer journey. Too often, the industry starts educating consumers only after they raise their hand, click a button, talk to a realtor, or begin filling out an application.
By then, many of their most important assumptions, fears, and habits are already established. LaTasha compared buying a home to the way families prepare children for college. No one waits until their senior year to start discussing options. A family might begin talking about long-term interests as far back as middle school. By the time high school is winding down, the student is prepared because the conversation started years earlier. Mortgage could learn from that. Instead of expecting new customers to instantly grasp the homebuying journey, the industry could reach out earlier and introduce the process to future consumers, instead overwhelming them with useless acronyms and jargon.

CUSTOMER SUCCESS ISN’T JUST GOOD BUSINESS, IT’S A DUTY
LaTasha’s care for the customer was particularly noticeable as we talked about her work in title an loss mitigation. The Great Recession gave her a front-row seat to what happens when loans fail and what warning signs should have been noticed earlier in the process. She talked about combin through files and seeing things that had been missed, ignored, or not properly conveyed. That experience shaped how she thinks about documentation, consumer readiness, and payment shock. It also gave her a broader definition of responsibility.
When it comes to the fiduciary responsibility of the LO, LaTasha was quite direct. She said the responsibility does not belong only to the originator. It belongs to the processor, underwriter, post-closing team .everyone in the chain. Success is not just getting the loan closed. Real success is an educated borrower being able to live with the mortgage after closing.

SOLID FINANCIAL LITERACY SHOULD GO BEYOND THE GROWN-UPS
LaTasha’s work involving financial literacy adds a rather unique layer to her leadership story. Her book, titled ‘The Unbelievable Adventures of Josh and Gabby Can,’ was written with children in min Her goal was to start money conversations within families early, before children form anxiety, confusion, or unhealthy assumptions around money. She researched the age at which children begin forming money habits and found that those ideas can begin at the young ages of 5-8, a stage when parents are already teaching habits like brushing teeth, cleaning rooms, or helping around the house.
Money can be part of that same foundation. LaTasha described instances wher children of friends and colleagues, after hearing the story, started questioning spending behaviors within the household. As hilarious (and awkward) as it might be, that is exactly the point. Financial literacy is not just abstract information. It is a conversation between generations. For LaTasha, all roads lead to homeownership. Teaching a child how to save, spend, share, and think about money is not separate from the mortgage industry. It is the earliest part of the same journey.

13:21 - 13:52 -- "The data is very clear. We know that the age of first-time home buyers is starting to creep up. We also know that the age that people think about having children has crept up as well. If, as an industry, we're going to meet the moment where we introduce the next generation to homeownership, I really think we should be framing it differently than we would have in prior generations."
